Electronic City property requirement guide

Start with the phase and the exact place you need to reach. Then decide your property type, budget and moving date. This guide helps you prepare an Electronic City requirement.

Start with the phase and the entrance you use

The photograph on this page shows Electronic City Phase 2 in May 2017, a phase also identified by ELCITA. Use it to recognise the place being discussed. It does not show a home available today or establish the present condition of a street. When you call, say which phase you mean and name the office, building or other destination you need to reach.

Write down the entrance you normally use, your usual arrival time and whether you walk, drive or use public transport. A requirement based only on an area name leaves these everyday details unanswered. Before accepting a visit plan, ask where the home is, where you will meet and which entrance the route uses. Try the actual journey at a time that matters to you. Keep your own notes rather than treating a photograph as a commute estimate.

Compare the home separately from the workplace

Once you have written your preferred location, list the rooms, parking and access you need at home. For a rental enquiry, separate the monthly rent, maintenance and advance you are prepared to discuss. For a purchase enquiry, state your total budget and say whether that figure includes other costs. Mention your target moving date and anything that would make a home unsuitable before a visit is arranged.

At the property visit, check the route from the gate to the flat, the lift or stairs, daylight, noise and the parking arrangement you would actually use. Ask which fittings and appliances will remain. If you are selling or renting out your own property, describe its exact location, present occupancy and how access can be arranged. Share a landmark for the first conversation; give the full address privately when it is needed. Keep the area decision and the condition of the particular home as two separate checks.
