Plan buyer visits while someone lives in the home
Tell our team who is living in the home and who can arrange access. Discuss suitable visit times, advance notice and spaces that need permission before showing them. Keep the residents informed; an owner enquiry alone does not confirm that a buyer can enter the home.

Who should agree the visit arrangement?
Explain whether you live in the home or someone else does. Identify the person who can coordinate with the residents and the person who will show the rooms. Keep these roles separate if they belong to different people.
Discuss how much notice the household needs and any time that is unsuitable. Ask what can be shared with visitors before a date is fixed. Avoid passing around private resident details when a single agreed contact can coordinate the appointment.
What should visitors be told before arriving?
Confirm the number of visitors, the time and which parts of the home can be seen. Mention any access need or room that requires a separate arrangement. A viewing request should reflect the permission that has actually been discussed.
Ask visitors to seek permission before photographing or recording. Personal belongings, family pictures and work material should not become part of a general property-sharing message. If someone needs another visit, arrange it through the same contact rather than leaving access open.
How can you keep the plan manageable?
Collect feedback after each visit and keep it separate from the next appointment. If the household finds a timing difficult, adjust the request before another visit is proposed. Avoid making different promises to different visitors.
Tell our team when the home becomes vacant, the contact changes or access needs a new arrangement. A clear access plan helps the sale discussion continue while respecting the people using the home. It does not promise a particular number of visits or a sale date.
