Selling your home: sharing details and arranging visits
Start with the broad area and basic property details. Keep private papers and the full address for the appropriate later discussion. Agree visit times with anyone staying there, and decide who can show the home and answer questions before you invite buyers to visit.
Before you speak to us
- Tell us what you need
Keep your area, budget and must-haves ready.
- Ask your questions
Write down what still needs checking.
- Discuss the next step
Decide what to check before going ahead.
What can you share on the first call?
Tell us the property type, area, approximate size and when you want to sell. You can discuss the expected price without sending ownership papers, identity proof or bank details.
Decide what can be shared at each stage. If a serious buyer needs more information, discuss the proper next step rather than sending private records widely.
- Basic property details first.
- No private papers in the initial enquiry.
- A separate discussion for later sharing.
How can you arrange visits to an occupied home?
Check suitable times with the family or tenant staying there. Tell the person arranging a visit which rooms can be shown and whether any part is not accessible.
Agree before taking or sharing photographs. Personal papers, family photos and belongings may be visible. Permission to enter the home does not automatically mean permission to photograph everything.
- Time agreed with the occupant.
- One person arranging access.
- Permission for photographs.
Who should answer buyer questions?
Choose who can confirm property details and who can discuss decisions. A relative may arrange visits while the owner handles price discussions. Explain that arrangement clearly.
Keep one current set of instructions about visits and sharing. If your plans change, tell the people involved. Clear communication helps with visits. A buyer and final sale result still need to be confirmed.
- Owner decision contact.
- Questions still pending.
- Updated visit and sharing instructions.
