Prepare a clear furnishing list before renting out

List the furniture and equipment you intend to include, room by room. Separate items you will remove, items still undecided and condition questions that need checking. Do not rely on the word furnished or on old photographs to explain the particular home.

Before you speak to us

  1. Tell us what you need

Keep your area, budget and must-haves ready.

  2. Ask your questions

Write down what still needs checking.

  3. Discuss the next step

Decide what to check before going ahead.

How should you identify each item?

Use descriptions that someone visiting the home can recognise. Mention the room, the item and any basic detail needed to distinguish it from another one. Keep personal belongings outside the proposed rental item list.

If an item belongs to someone else, clarify what can be offered before including it. Mark an item as undecided if you have not yet chosen whether it will stay. This is clearer than describing the whole home with a furnishing label that leaves different expectations.

What do you know about the condition?

Record what you have actually inspected and what has not been checked. The presence of an appliance does not confirm that it works in the way a tenant expects. Ask an appropriate person to inspect an item if its condition needs a closer check.

Keep a proposed repair or replacement beside the item rather than describing future work as already complete. If a photograph is old or the room has changed, tell our team. Accurate condition notes help the viewing discussion stay connected to the home as it is.

How should you use the list in discussions?

Share the proposed inclusions through the agreed contact when they are relevant to a tenant’s questions. If a tenant asks for something different, record that request separately instead of silently changing the list.

Keep one updated version for the visit and any later handover discussion. Tell everyone coordinating the rental if an item is removed, replaced or left unresolved. This guide helps you describe the proposed furnishings; it does not turn an item list into a promise about condition.
