Prepare repair questions before offering rental visits

Walk through the home and list the specific items needing attention or inspection. Separate work you are considering from work already completed and checked. Tell our team which questions may affect visits or a proposed moving date instead of describing an unfinished home as ready.

Before you speak to us

  1. Tell us what you need

Keep your area, budget and must-haves ready.

  2. Ask your questions

Write down what still needs checking.

  3. Discuss the next step

Decide what to check before going ahead.

What should the initial walk-through record?

List the room, the item and the problem you noticed. Include something you could not test as an unanswered condition question. Avoid diagnosing a hidden cause from a stain, sound or photograph alone.

Keep the visit list separate from personal preferences about appearance. A small change you would like to make and a problem affecting use may need different attention. Ask a suitable person to inspect anything you cannot assess yourself.

How should proposed work be described?

Record the work you are considering, the person you have asked and the next update expected. Do not change an item to complete simply because someone has said they can attend. Keep inspection, proposed work and the result as separate stages.

If a tenant asks about the condition, explain what has actually been checked and what is still pending. Tell our team if the description or expected timing changes. An unfinished repair should remain visible in the discussion rather than disappear behind a general assurance.

What should be checked before discussing access?

Review any point that affects whether visitors can safely and comfortably see the rooms. Ask the person responsible for work what access is suitable. Do not arrange a viewing around an assumption that all areas can already be shown.

Before discussing a tenant’s moving date, confirm the practical position of the important items. Keep any remaining work as an open question with a responsible contact. The brokerage enquiry can describe the requirement; it does not promise repair work or a technical inspection service.
